KOR HOTEL GROUP ARRIVES IN CARIBBEAN WITH NEW RESIDENTIAL RESORT PROPERTY ON ANGUILLA
-- An exquisite rendition of the residential resort concept, Viceroy Anguilla
Resort and Residences to debut before year-end 2007 --
March 16, 2005 (Los Angeles, CA) - Kor Hotel Group, the Los Angeles-based luxury hotel operator, brings its distinctive design, exceptional service and keen brand of
hospitality to the Caribbean with the creation of Viceroy Anguilla Resort and
Residences. Ground-up construction of this premier residential resort property,
stretching along Barnes Bay and Meads Bay on the island of Anguilla in the British West Indies,
is scheduled for completion before year-end 2007. The exclusive Caribbean resort property
will ultimately be home to an unsurpassed collection of luxury accommodations offered for sale and
as vacation rentals. Owners and guests will enjoy full resort privileges, including spa
and restaurant access, concierge services, a wealth of recreational amenities, as well as daily
house keeping and room services.
On more than 27 acres of beachfront land will rise an innovative, stylish and superbly designed
array of luxury homes comprised of freestanding villas and low-rise resort residence buildings.
The bluff-top restaurant and lounge, complete with infinity pool, will offer fine dining and some
of the most striking sunset views in the world. The resort will also feature a world-class,
8,000 square-foot spa appointed with outdoor treatment rooms with unobstructed ocean views.
Additional amenities include meeting rooms, a fitness center, sports courts, tennis courts,
two swimming pools and a beach activity pavilion.
Kor Innovation on its First Island Destination
A destination unto itself, Viceroy Anguilla will export the luxurious design and service
hallmarks that distinguish Kor's flagship Viceroy Santa Monica and Palm Springs properties. It
will also establish Kor Hotel Group as a leader in the new trend of upscale hotels with
residential components.

Viceroy Signature Style
With sophisticated interiors by Kelly Wearstler of kwid, the designer behind all Viceroy
properties to date, Viceroy Anguilla will radiate a relaxed chic sensibility. The resort will
feature 31 freestanding 4,300 to 6,000 square-foot villas of three-to-five bedrooms, each with is
own private infinity pool, and approximately 100 resort residences, each with its own heated
plunge pool. Resort Residences will be offered as studio, one-, two-, and three-bedroom units
ranging from 500 to 2,500 square feet each. In addition, a limited number of flexible floor
plans will be offered for buyers wanting penthouses of up to 4,500 square feet.
The 27-acre-plus resort property will boast more than 2,000 feet of frontage on Barnes Bay,
including rocky outcroppings, 1,000 feet of white-sand beach, footpaths and tropical foliage
throughout. The resort's beachfront also extends along Meads Bay, which stretches a full mile and
is an ideal spot for relaxing on pristine sands by the azure sea. Amid a family-friendly
environment, kids will not only delight in the resort's beachfront, pools and water sports, but
will also have the run of an innovative Kids Club offering supervised activities such as tennis
instruction, nature walks, fitness classes, and arts and crafts. Childcare services will also
be available through the Kids Club.
Viceroy Anguilla's beach-front Sea Sports Center will offer guests choice of a wide range of
non-motorized water sports including sailing, windsurfing, snorkeling and scuba diving. The
resort will also boast a luxury yacht imbued with Kelly Wearstler's distinctive Viceroy style,
sophistication and glamour from stem to stern. The yacht, which will be docked at the resort
year-round, will be available for sunset cruises, deep-sea fishing excursions and tours of
neighboring islands.
Kor Selects Renowned Luxury Development Team
Kor Hotel Group has assembled a premier team of sought-after professionals to ensure
Viceroy Anguilla's real-estate success, while creating a strong sense of place for
vacation homeowners and hotel guests seeking a truly exclusive luxury experience.
- The sophisticated and contemporary design of Viceroy Anguilla will be created
by Kelly Wearstler, founder of the Los Angeles-based architectural interior
design firm kwid (Kelly Wearstler Interior Design). The imaginative eye behind
the signature style of the luxury Viceroy collection of properties, as well as trendsetting
boutique hotels, upscale residences and destination restaurants in Los Angeles and New York,
Wearstler and her distinctive, cosmopolitan and decidedly stylish touch have been profiled in
leading shelter and fashion magazines, as well as the recent book Modern Glamour. Wearstler was
named one of the "50 New Tastemakers for the Future of Design" in the January 2005 issue of House
& Garden, whose cover she graced.
- Wimberly Allison Tong & Goo (WATG), a foremost international design
consultant for hospitality, leisure and mixed-use entertainment developments, will direct
architecture for the resort. Specializing in creating a unique sense of place with indigenous
materials, building techniques and architectural details that reflect surrounding culture, WATG
has been behind more successful hotels and resorts than any other hospitality design firm,
according to Travel & Leisure. Past clients include Four Seasons Resort, Punta
Mita; Mandarin Oriental, Kuala Lumpur; and Le Saint Geran Belle Mare, Mauritius.
- Landscape development for Viceroy Anguilla will be undertaken by George W. Girvin
Associates, Inc., a Southern California-based firm specializing in creating environments
for people to experience and enjoy while protecting, preserving and enhancing the beauty
and substance of natural surroundings. Among the firm's resort projects are Karmina Palace Hotel
in Manzanillo, Mexico, and Palmilla Hotel and Esperanza Auberge Resort, both in Los Cabos,
Mexico.
- Sales and marketing of Viceroy Anguilla's residential component will be undertaken
by IMI Resort Holdings, a leader in the luxury real estate industry that
has represented some of the most-recognized communities throughout North America and the
Caribbean. With more than $2 billion in sales over the last decade, the Greenville,
South Carolina-based company is noted for its exceptional ability to recognize real estate
trends, search out emerging locations and create appealing amenities, lifestyles and environments
for luxury homeowners.
- Construction of Viceroy Anguilla will be overseen by Hilgendorf Corporation,
an architect-based design-build firm specializing in precisely crafted, technically demanding
projects. Using a sophisticated combination of specialized talent, accumulated knowledge and
thoughtful use of technology, the firm is able to complete projects with uncommon ease, aesthetic
and technical ability. Licensed as a general contractor in California, Kenneth Hilgendorf has
been immersed in the construction industry since childhood and received a Master of Architecture
degree from Harvard's Graduate School of Design. Among the firm's many notable projects are
the International Exchange Bank in Manila, Philippines, and private residences in Bel Air,
Pacific Palisades and Malibu, California.
Supreme Seaside Surroundings
The island of Anguilla is the Caribbean's most exclusive island making it the perfect location
for Kor Hotel Group's newest luxury endeavor. In addition to its blissful climate, dramatic
